Position Summary:Location: South Seattle, WA (on-site)Hours: Day Shift, Monday – FridayAs a Project Manager II, you will provide leadership for our on-site teams in the integration and coordination of all aspects of furnishings, fixtures, and equipment (FF&E) projects and post-occupancy facilities management. You will take full ownership of project budgets, ensuring meticulous tracking and management of financials, and will be responsible for providing accurate financial reporting. Additionally, you will communicate effectively with all stakeholders, driving projects from initiation to completion with minimal oversight from management.Essential FunctionsTo perform this job successfully, an AMA Project Manager must be able to perform each essential duty satisfactorily. Reliable transportation is required, as travel between job sites in the greater Seattle Metropolitan area is required.The Project Manager will:· Lead complex projects through the full project lifecycle including initial planning, scheduling, issue identification, resource and vendor management, communication planning, product procurement, deliverable definition, change orders, on-going risk management, and project closures.· Own and manage project scope independently, ensuring alignment with client goals and delivering results with minimal oversight.· Take full responsibility for labor budget creation, management, and tracking to ensure project financials stay within approved limits.· Manage project financial forecasting and accruals, ensuring alignment between projected and actual costs, while providing clear and accurate financial reports.· Develop, manage, and adjust dynamic project schedules to accommodate evolving project needs and ensure timely delivery of milestones.· Maintain proactive, clear, and timely communication with internal teams, clients, and vendors, ensuring all stakeholders are aligned and updated on project progress, risks, and scope changes.· Identify opportunities for process improvements and cost savings, implementing them for internal teams and external clients.· Embrace your role as a seasoned team leader, guiding cross-functional and cross organizational teams to exceed project and company objectives· Excel in organizational and time management, competently managing and tracking vast amounts of project information while optimizing personal efficiency· Collaborate closely with leadership to contribute innovative concepts and recommendations for the implementation of streamlined processesKnowledge, Skills, and Abilities· 2+ years of experience in architecture, interior design, facilities management, system furniture or related area.· Experience leading complex design, facilities, or construction project through the full lifecycle.· Display a proven track record of successfully leading complex design, facilities, or construction projects through the entire lifecycle, underscoring your mastery of project intricacies· Subject matter knowledge of one or more of the following: Architecture and construction (processes, projects, vocabulary, etc.) with the ability to read and understand project drawings and redlines.· Facilities management, FF&E project management, construction project management.· Commercial office furniture systems and applications.· Competencies in: Project Management: must be able to lead complex projects in commercial interiors environments and utilize core project management tools· Team Leadership: able to lead cross-functional and cross-organizational teams to accomplish project results· Influence: ability to achieve results through staff, vendors and customers· Organization and Time Management: ability to manage and track large amounts of project information and maximize personal time· Ability to pick up organizations proprietary softwareCOMPUTER SKILLS· Proficiency with Microsoft Office Products (Outlook, Word, Excel, Teams) and Autodesk/Plangrid, SmartsheetPersonal CompetenciesProject Management: Proven ability to manage complex, multi-faceted projects in commercial interiors environments, with expertise in labor budgeting, forecasting, and accruals.Schedule Management: Demonstrated experience in creating, managing, and adjusting project schedules in dynamic, fast-paced environments.Financial Acumen: Strong capability in managing labor budgets, tracking expenses, and generating detailed financial reports.Adaptability: Ability to thrive in changing environments and effectively navigate ambiguity while staying focused on project goals.Relationship management and Teamwork: The ability to leverage interpersonal skills to establish rapport and develop relationships as part of a multifunctional team in a fast-paced, collaborative and deadline driven environment.Time Management: Ability to multi-task to meet goals, good time management skills and ability to take ownership for project deliverables.Communications & Problem Solving: Ability to remain optimistic and enthusiastic while creatively solving problems.
